Lavelle Estates uses a Hybrid approach, giving you the power to choose how you want to sell your home based on your unique needs. Moreover, Lavelle Estates is on all major property portals such as Rightmove, Zoopla, Prime Location, and Onthemarket. Most other agents are only on one, or at best two of these portals. Lastly, we have a large monthly budget to invest in other types of marketing (e.g., digital marketing) which in turn helps us attract more buyers for your property and drive results.

We provide a personalised service for all out clients to meet their individual needs. If you have time and are comfortable to talk to buyers directly and conduct your own viewings, you can select our Fixed Fee package and sell your home online for only £389 (inclusive of VAT). On the other hand, if you are busy and unable to manage the sale of your home online, you can choose our Commission Fee package. We will take care of everything for you, from listing to completion, with £0 upfront and a small percentage fee due upon completion.

We believe that it shouldn’t have to cost a fortune to sell your home, as there are already so many other costs associated with selling homes. Compared to other agents who charge almost double or triple the cost of Lavelle Estates, we charge less and give you more value for your money by offering premium services that other agents charge extra for.

You can book a free valuation with us at any time. This is a no obligation valuation conducted by your local Lavelle Estates agent. The agent will visit your home when it is convenient for you and provide you with an accurate valuation using their expertise and market knowledge and research. They will then provide you with a detailed report and will go over it and answer any questions you may have.

In order to sell your property with us, you must meet the following criteria:
  • You MUST BE the beneficial owner of the property being sold or have the permission of the beneficial owner to sell the property;
  • You MUST be able to provide personal identification, proof of address, and proof of ownership of the property; and
  • You MUST NOT be an estate agent operating on behalf of the beneficial owner

Like all Estate Agents in the UK, Lavelle Estates is subject to the Money Laundering Regulations 2017. To comply with the Anti-Money Laundering and Terrorist Financing Regulations, we will need to collect and retain identification and proof of address from all sellers and buyers. Additionally, we would need to verify all beneficial owners, especially if the transaction is being conducted on their behalf. The processing of personal data is in line with the Data Protection Act 2018 and the UK General Data Protection Regulation (GDPR), and it is lawful and necessary for the prevention of money laundering or terrorist financing and for the performance of a task carried out in the public interest.

Yes, by instructing Lavelle Estates, you must agree to appoint us as your sole selling agent to market and sell your property exclusively for a period of 16 weeks from the marketing commencement date.
A ‘For Sale’ board will be provided to you free of charge, regardless of what package you select.
An EPC contains information about a property’s energy usage by giving the property an efficiency rating from A (most efficient) to G (lease efficient) that is valid for 10 years. It also provides information about the potential costs and provides recommendations on how to reduce the energy use to save money. This information must be available on the Advert for potential Buyers to review.
It is your responsibility to ensure that you have ordered an EPC prior to marketing your property as this is a legal requirement. You may order an EPC from an accredited assessor. Alternatively, we can order the EPC for you for an additional cost of £100.
We will market your property for a period of 12 consecutive months starting from the agreed marketing commencement date unless you provide written notice to cancel.
You have a right under the Consumer Contracts Regulations 2013 to cancel your Agreement, without giving reason, within 14 days of accepting and signing its terms and conditions. To exercise this right, you must inform us in writing via email or post within a timely manner to ensure you meet the cancellation deadline.
If you have selected our Fixed Fee package, you may cancel your agreement with us any time after the 14-day cooling off period however, you will not be entitled to a refund. If you have selected our Commission Fee package and decide to cancel your agreement within the sole selling rights period, you must pay an Admin Fee. Additionally, you may be liable to pay us a fee even after you have cancelled your agreement, if for example, you sell your home to someone we had introduced to you.
We require a minimum of 28 days' notice in writing for all cancellation requests made after the 14-day cooling off period.
