3. Registration and Platform Access:

Whether you are a seller or a prospective buyer, you acknowledge and agree that by using our site or platform you are thereby consenting to the collection and use of certain personal information such as your name, contact details and any other necessary information for the purpose of providing products and services to you, account registrations, and for the prevention of money laundering and terrorist financing.

Additionally, if you are a prospective buyer wishing to view a property you must acknowledge and agree that basic information about you will be disclosed to the seller prior to the actual viewing. Should you make an offer on a property, further information such as your bank statements or mortgage details may be requested in order to validate the source and availability of funds. You thereby give consent to the collection and disclosure of your information by requesting and proceeding with any of the above-mentioned services.

Once an offer has been accepted, we will proceed with the sales transaction of the property. This means that at times Lavelle Estates is required to provide certain personal information about the buyer and the seller to their legal advisors, estate agents, and/or mortgage advisors. By accepting these terms, you allow Lavelle Estates to disclose any required information to any third-party professionals involved in the sales transaction. The information may include, but it is not limited to:


  • The buyer and the seller’s name, address, contact details
  • The address of the property in question
  • Sale price
  • Any conditions that may have to be met by either party

We therefore request that you provide accurate and up to date information and to notify us of any changes. Any information you provide will be governed by our Privacy Policy that you can visit and review.


6. Anti-Money Laundering and Terrorist Financing:

Lavelle Estates is committed to performing risk assessments, customer due diligence, and reporting suspicious activities in accordance with the UK Anti Money Laundering and Terrorist Financing legislations. As part of our due diligence, and covered by the Data Protection Act 2018 and the UK General Data Protection Regulation (GDPR), we must collect, record, maintain, and disclose certain personal information. The processing of personal data in line with these regulations is lawful and necessary for the prevention of money laundering or terrorist financing and for the performance of a task carried out in the public interest.

To comply with these regulations, we will be carrying out identification checks for both the seller and the buyer, in order to confirm their identity and obtain proof of address. Additionally, we may need to obtain proof of ownership of the property and verify the source of funds. For this reason, we may need to disclose your information to credit reference agencies and the Land Registry for the sole purpose that it is intended.

By agreeing to the terms of this agreement, you acknowledge and give consent to Lavelle Estates to carry out these checks which includes obtaining, copying, and verifying acceptable personal photo identification or documentation. If we are unable to verify either party’s identity, we will not proceed with the transaction.
